The ranking table of annual average price per square foot has been published for March and it is striking how much the outlying areas have out-performed the inner parts of the valley.
Top locations for appreciation between March 2018 and March 2019 are:
Tonopah - up 43.7%
Arizona City - up 18.5%
Coolidge - up 16.0%
Youngtown - up 15.8%
Wickenburg - up 15.6%
Carefree - up 14.1%
Casa Grande - up 11.8%
El Mirage - up 11.3%
Florence - up 11.2%
Tolleson - up 11.0%
Of the top 6, only Youngtown could be considered part of the central area, and it is certainly one of the least expensive of those areas, even after an almost 16% rise in average $/SF.
In the top 10, 7 are locations on the outer edge of the valley. The remaining 3 are in the inner West Valley.
